This 180-unit mixed use building in Oceanside, California uses volumetric prefabrication whereby all units will be constructed in a factory and delivered to site with all interior finishes and fixtures installed.  The wood framed modules use type III construction for 5 stories, and sit atop a one story (+ basement) type I parking structure.

We worked extensively with the prefabrication factory to optimize the design to take advantage of the cost saving opportunities of this technology.

Street facing commercial spaces bring a welcome enhancement of the pedestrian orientation to this part of downtown Oceanside.

We used solar panels as a cladding material on all sides of the building, which generate a significant portion of the building's energy needs.
